God supernaturally prospered me .

How God led me thru poverty to make my first million .

I am delighted to have the opportunity to give a personal testimony on how through the resurrection power of this person , Jesus and the workings of the Holy Spirit, I not only was delivered from a dire financial state – as a single mother – to success as an entrepreneur, but I witnessed my son being saved from near-death.

Truth be told, God is my power. God steers me down every path in my life.

I accepted the Lord Jesus as my Savior at age 13, at an evangelical meeting. I was moved to discover that God so loved the world, so loved Us, that He gave His only begotten son, and whosoever believes in Him should not perish but have everlasting life. On the very night of the meeting, the Holy Spirit moved and stirred in me to accept Jesus as my Savior. I was thus born again. And so began an intimate, lifelong walk with God. Once I was born again, I had no idea what this life entailed. But God became one with me, and I started to experience the seed of the Hoy Spirit in me, so as to help me grow and mature in my existence as a spiritual person. Before long, He started to impart Himself in me. It was no longer I that lived, but Christ that lives in me. Though it took me at least 5 years to experience this reality.

I was raised in a very traditional Chinese family, where I was told that girls were second-rate citizens due to teachings of Confucius – 3 obediences and 4 virtues. And so I developed a personality from early childhood of strict obedience to my parents, always doing as I was told. In short, I was timid and passive. And in spite of all these traditional Chinese teachings , my parents loved me dearly.

After graduating from St. Stephen’s Girls’ College in Hong Kong, I came to UC Berkeley to study Chemistry, and married a fellow student, a Physics major, upon graduation.

Up to this point, I’d had an ordinary life. I did what my parents expected me to. I was a good student, and a dutiful daughter. I soon became a devoted wife and mother of two. I tried my best to practice all the Christian teachings. I went to bible study, prayer meetings, and Sunday services. Served as a Sunday school teacher. But I did not have an intimate relationship with the triune God. Though I was a good person, I was not a spiritual person. I dutifully practiced religious teachings. And though I prayed, I was never sure if God heard me or would answer my prayers.

A year into my marriage, I realized that my marriage was not working: He had changed. It was 180-degree about-face. And it was very strange. Where he had once been loving, he was now blaming, belittling, and resentful. At times even hateful. It was so hard to wrap my mind around what had happened. But according to him, I was the cause of all his problems. He turned from a once-attentive person, during our courtship, to a cold, mean, verbally abusive, and inattentive person. Over the years , on some level I came to view myself and present myself as useless. Deep down, though, I did not truly feel useless. In this way, I was much like Christ Himself, who endured unimaginable earthly pain but was able to be resurrected by the Holy Spirit

For me, although I may have been timid on the outside, I always carried within me a burning fire of strength. Although for many years I did not allow that fire to grow beyond a spark…

But in time, I came upon opportunities, quite by chance, to read a few books such as “I Hate You – Don’t leave Me” by Jerold Kreisman, M.D., and “Stop Walking on Eggshells” by Paul T. Mason, M.S., and Randi Kreger. I then realized at last that all the abusive behavior and abandonment issues emanating from my ex-husband were because he suffered from possible severe bipolar disorder, or narcissistic personality disorder . Over 10 million people with this syndrome go undiagnosed. And I suspect this number has been grossly underestimated.
So, there I was, stuck in this toxic marriage. Having been raised in a traditional Chinese family and being a devout Christian, divorce was not an option for me. And so, with God’s grace, I endured this toxic and abusive marriage.

At our local church, we prayed for years about my ex-husband’s abusive and abnormal behavior. But nothing ever changed for the better. Things only got increasingly worse.

We reached a breaking point when my ex-husband started to be abusive toward our younger son. At that point, I went to the Lord in desperation and confronted Him: “How can a loving God stand by this situation?”

This communication with God must have moved God to action, for my ex-husband initiated divorce soon afterward.

The positive outcome of the divorce was we were no longer living in a painful, toxic, and abusive environment. The most difficult part was that there was almost no child and spousal support to speak of: the amount he owed us came to $100 per person. Merely $300 per month, yet he never paid. And I did not have the $5,000 lawyer’s retainer to take him to court and enforce his duties. At this point, we were under severe financial pressure. My $35,000 annual teaching salary would never be able to support the 2 children and myself in an adequate way.

What was I to do? In renewed desperation, I again took up the matter with the Lord. My concerns were as follows:

1. I needed to be able to provide for the three of us adequately.
2. In a few years, my children would be ready for college. I figured I needed about $100,000 to see both of them through college.

I had looked to the Lord for our needs, and as before, He answered. To my surprise, He said that I should embark upon a new career – as a realtor.

At first I was not sure I’d heard Him correctly, because I had no educational background or previous experience in such a profession. After much pondering, however, I found I had no other option… so I took a big leap of faith.
It was my best leap ever.
It was prompted BY THE HOLY SPIRIT and motivated by my deep love for and commitment toward my two children. I proceeded to get my Real Estate license expeditiously, by going to three junior colleges in the Silicon Valley simultaneously, fulfilling all my course requirements and passing my Realtor License test as fast as I could. Within one year, I got my broker’s license and opened my own real estate company, Liu Realty, Inc., then moved from residential sales to commercial sales. God must have recognized my hidden talent for Real Estate, which I did not even know about. Yet fortunately, I was obedient, and trusted in His guidance. He truly enabled and empowered me on this journey.

My first apartment project was an income property valued at $1 million. I did the calculations and found that with 20% down and 80% financing, there would be positive cash flow from day one. But I did not know anyone that was rich enough to buy this property. So God led me to go to my long-term family friend, Dr. Doug Shen. He was a dentist. When I showed him the property , he was elated, and told me he would form a syndication and come up with the down payment. That was in 1979. I called him 5 years ago, and he told me the property is now worth over $10 million.

My friend Godfrey Fong also knew I was very desperate financially. So he referred his father-in-law to buy another income property. Word soon began to spread in the Hong Kong community that I was able to bring good investment properties to my clients…

In the late 1970s, the timing could not have been more perfect. The Tycoons in Hong Kong were worried about their leases coming due in 1997, on account of being part of a British Crown colony. A lot of uncertainty filled the air. So most wealthy families wanted to diversify their risk by coming to invest in the U.S. HK is a very small community – through word of mouth, they knew that I would do my very best to bring them investment properties with good value and good return potential. My big break came when a tycoon who had an enamelware company in Nigeria wanted to purchase land as an investment. I really had no knowledge as to how land can make money, but he was insistent.

So I got hold of the Dallas Yellow Pages and cold-called all the realtors. (In the interest of time, I won’t go into why I targeted the Dallas market.) I looked at over 100 parcels of land, submitted a few offers just to test the pricing of the market, and narrowed the selection down to five. He returned from HK and gave me one day to show the properties. His selection was a 60-acre industrial zoning land in North Dallas. The purchase price was 3 million, with 30% down. The owner carried back 5 years interest at only 8%, and 5 years Principal plus Interest. Within three years, we had an unsolicited offer of $15 million! So we wasted no time in proceeding to closing. Basically, my client put in $1.5 million and made $12 million.

And his $1.5 million investment made him $12 million in the course of just two years.

I instantly became a hot realtor. People from Hong Kong were calling me now. All the tracks of land being bought and sold through me returned 2 to 6 times their initial cost in less than 5 years.

At the same time, there was a piece of land outside of Dallas that none of my clients wanted, so I put in a contract to purchase it for $1 million, with a $50,000 deposit. Closing was to come in 90 days—subject to multi-zoning of residential. During the rezoning process, I received a $2 million offer and a simultaneous close. In other words, my $50,000 turned into $1 million right at closing.

And that, my friends, is how I made my first million, with God as my General Partner.

God was so gracious that every property we bought and sold returned many folds ( 1-2)x) in 2 to8 years for my investors .

No streak ever remains unbroken, though. And I did undergo a failure case—over the years, I got proud of all the successful returns on my properties. I’d become wise in my own eyes. The failure was a high-rise office building. Puchase price was $5 million. I quickly did the calculations: once it was renovated and fully leased, it could easily fetch $10 million. All along, however, I did not have peace in my spirit. But my pride was taking over. So I just went ahead and did it. And do you know what happened?

My investor group and I lost all our invested money due to the Houston oil crisis and my refusal to hear God’s small warning voice in my spirit.

Many years later, I almost made the same mistake again, but God was quick to remind me the hard lesson I’d learned before. And I would never forget this lesson. The point? Always, always listen to God’s guidance. God knows best. He knew that Houston’s economy was going to collapse, just like recently the oil price dropped by 40%.

The greatest lesson I ever learned, though, was that by aligning myself with God’s wisdom, I could find myself delivered from poverty. He allowed me to prosper beyond my most far-fetched expectations, or my wildest dreams. Never had a life like this crossed my mind. Did I initially set out to make millions? Not even close. My situation indeed mirrored what the Apostle Paul said in 1 Corinthians 2:9: “…eyes have not seen, ears have not heard the things the Lord has prepared for those who love Him.”

I could only praise God for His love and goodness toward my children and I.

My intimate journey with God has prompted my mother to make the following profound comment and observation: She told me that I was born with just average intelligence and ability. Now, most people think that my mother’s words were mean: “How could she make such a statement about her own daughter?”

But my mother loved me. I assure you. But the more I trusted in God’s wisdom and not my own, the more wise and intelligent I became. So if you really think about this – she was being truthful. However, regardless of how I might have come to this world, when I have the immutable, omnipotent, omniscient, and omnipresent God, the creator of the universe, as my General partner and advisor, then of course I become smarter, more intelligent, wiser, and more able. His Holy Spirit has enabled and empowered me. Of course, in a sense, this means that I will always remain a merely limited partner. After all, I just follow where His guidance leads.

How can I possibly be smarter than my natural self?
Simple. He has indeed blessed me with supernatural knowledge in Real Estate. God has supernaturally made me prosper. Because I am His daughter. I have His DNA, His divine nature, and His ability in me. And I need to develop this supernatural intelligence even more, through sustained faith…

Healing verses to meditate on – It is God’s will to heal

The practical application of the above commandments in my life are a large part of the success I’ve achieved. For I view everything I do as stemming from my love for God. Therefore, I do it with ALL MY HEART, SOUL, MIND, AND STRENGTH, and I try to love all those around me as myself, so as to spread God’s love. Because my commitment and devotion to God is 100%, in all the things I do I give 100%, as if I am doing all for God, to bring Him glory. Since I am accountable to God, I do not do anything half-heartedly.

What I so freely receive from God – His love, devotion, dedication, and sacrifice – I try to give freely away!
